Salesperson License
What Is a Real Estate Salesperson License?
A real estate salesperson license is the entry-level credential that allows you to help clients buy, sell, and lease property legally. It is where every real estate career begins.
With a salesperson license, you can represent buyers and sellers in transactions, negotiate deals, and earn commission-based income while working under the supervision of a licensed broker.
This is different from a broker license, which allows independent practice.
A salesperson works under a broker’s supervision. Most agents keep their salesperson license for 2 to 3 years before considering an upgrade.
Learn more about the differences on our broker license page.
What A Salesperson License Lets You Do
Your Authority as a Licensed Agent
Once you hold your salesperson license and are affiliated with a sponsoring broker, you are legally authorised to perform real estate services.
- Represent buyers in property searches, showings, offers, negotiations, and closings.
- Represent sellers in listing presentations, pricing strategies, marketing plans, and closing coordination.
- Negotiate deals on behalf of your clients, including offers, counteroffers, repairs, and credits.
- Earn commissions on every successful transaction you close. Income is uncapped and based on your effort.
- Lease property by helping landlords find tenants and tenants find rentals.
- Build a client base through referrals, marketing, and relationship management.
The one thing you cannot do with a salesperson license is work independently. You must be affiliated with a sponsoring broker who provides your legal framework, office support, and supervisory oversight.
